Embassy Riverine is a 218-villa enclave at Tharahunise, on a protected 50-acre parcel at the core of Embassy Group’s roughly 200-acre Knowledge Park township off NH-44. White Lotus Sadahalli is a boutique apartment development of approximately 150 to 160 residences on 5 acres at Sadahalli, on the same airport corridor. Both are pre-launch. Both quote price on request. Neither carries a Karnataka RERA number yet. The Product Each Developer Has Committed To

Embassy Riverine has published its product in detail. Three configurations are defined: a 4 BHK on a 2,400 sq.ft. plot with 4,200 sq.ft. built up and three car parks, across 48 villas; a 4.5 BHK on a 3,500 sq.ft. plot with 5,200 sq.ft. and four parks, the anchor at 137 of the 218 villas; and a 5 BHK on a 5,400 sq.ft. plot with 6,800 sq.ft. and six parks, capped at 32. Every villa is detached, east or west facing, with a private garden strip and an L-shaped rear garden wrapping two faces of the house. Density runs at roughly 4.4 villas per acre against the eight to ten a conventional colony of luxury villas in Bangalore operates at, with 19 acres of reserved landscape, a 40,000 sq.ft. clubhouse and an 80-foot spinal road. IGBC Green Homes Gold is the stated sustainability target.

White Lotus Sadahalli has confirmed less, but what it has confirmed is consequential. Five acres. Approximately 150 to 160 residences. Three and four bedroom apartments with saleable areas starting from 3,500 sq ft. That last figure carries the project. In most Bengaluru luxury developments a 3 BHK lands between 1,600 and 2,500 sq ft, and 3,500 sq ft is where four-bedroom and combined formats begin. Sadahalli’s entry unit is larger than the largest unit at several of the townships it will be listed alongside on this corridor, which places it outside the competitive set rather than at the top of it.

The Gaps That Still Need Filling

At Sadahalli the list of unreleased items is long and worth stating plainly: tower count, floors per tower, units per floor, open space ratio, floor plans, room dimensions, specifications, the amenity schedule, clubhouse area, car parks per unit, payment plan, possession target and RERA registration. Carpet area and the exact size of the 4 BHK are on request. None of this is unusual at pre-launch, but it does mean a buyer cannot yet assess how 150-odd large homes will be massed on a compact parcel, and that question governs whether a low unit count translates into lived privacy. It also interacts with a site-specific constraint: at roughly 10 km from an operating international airport, AAI height clearance limits tower height, which in turn shapes how the site can be planned. Ask for the sanctioned height and the resulting tower configuration as a single answer.

At Riverine the gaps are narrower and commercial rather than physical. Pricing is released against enquiry rather than published, which is standard for villa inventory where enclave position, orientation and garden depth each carry differentials wide enough that a single headline rate would misstate most of the parcel. Karnataka RERA registration is in progress, and possession is indicated as phased handover from 2030 onwards. The product is defined; the terms are not.

Where the Two Locations Genuinely Separate

Location is the one dimension where both projects can be compared on solid ground today. Sadahalli sits inside the airport toll plaza, roughly 10.4 km from Terminals 1 and 2 via a grade-separated corridor that bypasses Devanahalli town traffic entirely. More significantly, Doddajala station on the Blue Line’s Phase 2B is approximately 2.4 km away, and Doddajala is the designated hub for this catchment, with Bettahalasuru and Chikkajala excluded from the initial opening, which concentrates demand onto it. Phase 2B is now targeted for December 2027, having already slipped from December 2026. Embassy Springs, the corridor’s 288-acre benchmark township, sits 2.8 km away.

Riverine is further from the airport at roughly 15 km, and considerably further from the metro, with the proposed Doddajala station about 7.5 km out. It compensates with a nearer everyday layer: Stonehill International School around 2.5 km and the Padukone-Dravid Centre for Sports Excellence about 3 km, against Sadahalli’s nearest international schools at 10.7 km and beyond, and its nearest full-service tertiary hospital at 10.5 km. Both share the same corridor dependencies, from the KIADB Aerospace Park and SEZ to the airport’s continued growth.
